After several years defined by limited inventory, heightened competition, and interest rate uncertainty, early 2026 is signaling a more favorable environment for buyers.

This trend is caused by two factors:

• A noticeable increase in listings across the greater Annapolis/DC metro area has brought something that has been largely absent: buyer choice.
• With higher inventory, homes are taking longer to sell, and multiple-offer scenarios are less common than they were even a year ago. Sellers remain well-positioned given the equity built over the past few years, but they are also more open to negotiations around pricing, contingencies, and buyer credits. All of this creates a more favorable dynamic for buyers than we've been experiencing.
