Annapolis Fall Spotlight: Where to Go and How to Win

The Annapolis Fall Market is officially underway!! While the D.C. area is seeing more inventory, longer days on market, and a shift toward greater buyer leverage, the greater Annapolis waterfront market remains its own niche-where the fall market is positioned such that well-priced and well-presented homes in desirable locations can still attract strong interest. Turn-key properties with excellent views are drawing the most attention, while homes needing work are seeing more selective traffic. Net-net: pricing discipline and polished presentation continue to win.

Buyers have a little more leverage, but demand remains healthy for well-located, updated homes with privacy and views. Classic cottages and estates alike are getting interest when pricing matches the property's condition. Overall vibe: calm, steady, and ready for a renewed push before cold weather is upon us.

Buyers also have the benefit of lower interest rates--mortgage rates are now back in the low-to-mid 6% range after topping 7% earlier this year, conditions are aligning for renewed activity. In addition, the Federal Reserve just announced a .25% rate cut which may help borrowers further in the weeks ahead.

But a word of caution-- if buyers wait for 6%, expect more bidders and fewer options. Buyers should not wait if they are ready. For sellers, it's a great time to get in front of more motivated buyers for the fall market.

Mother Nature provided us with picture perfect weather this past weekend, when the Hospice Cup sailors chartered their course. There were 95 boats on the Chesapeake Bay in an incredible day of racing and community spirit.
