With regards to permitting, which side of a waterfront property is considered the “front?”

The waterfront side of the property is legally considered the front of the property for permitting purposes. This has ramifications on what can be built, and what the setbacks are from the property lines. In order to avoid confusion we always refer to the “waterside” and the “street side.” Give us a call if you want to know setbacks and permitted uses for each zoning classification.

Testimonials The Mr. Waterfront Team are fantastic! They were very patient with me as I spent over 3 months looking for a home. Since we were new to the east coast, I had to look at everything in my price range all over the tri-state region. They know the area very well and specialize in all things waterfront which was so helpful as this is our first waterfront home. I particularly appreciated that they communicated with me very quickly when something new would come on the market that met our criteria and were always willing to show me properties I found online as well. Closing went very smooth and they were diligent in reviewing all the contracts and documents for me. I highly recommend the Mr. Waterfront Team... Cindy W, Water Oak Point, Pasadena read more...
