How to Win in Today’s May Market
Hello Friends,
Spring is officially in full swing here in Annapolis! Our office overlooks Spa Creek and the Eastport Bridge, and it’s been a treat to watch the bridge open more frequently as sailboats return to the harbor. Wednesday Night Races are back, and our balcony remains the premier spot to catch the action when we aren’t on the water ourselves.
Beyond the real estate market, the season has been a whirlwind of celebration as we march toward Meagan’s wedding. We’ve kept the momentum going with a beautiful bridal shower, a bachelorette weekend in the company of near and dear friends, and a pre-wedding photo shoot (a surprise organized by some of our best friends). See below for the update.
As we look towards the second half of the spring market, here is a snapshot of how the waterfront market is performing:

The Annapolis waterfront remains one of the most resilient segments in the region. While things move at a rapid clip, we’re seeing that a “make me move” price is rarely a winning strategy; sellers see the best results when they price realistically from the start. For buyers, 2026 is actually offering more balance and opportunity than we’ve seen in years.
We hope you will reach out if we can help you in any way as you contemplate your real estate needs.
With gratitude,
Meagan & Reid Buckley

Control the Controllables in Today’s Rate Market
Mortgage rates have been bumpy lately, and that can make planning a move to feel harder. While you can’t control where rates go next, you can improve your outcome by focusing on what you do control: your credit score, your loan type, and your loan term. A trusted lender can help you compare options and position you for the best possible rate in today’s market. Source: KeepingCurrentMatters.com
