Market Report
As we anticipate the second half of the year and the important fall market, we think it is always helpful to review the year-to-date. Below is a chart for Anne Arundel County Waterfront and Queen Anne/Talbot County Waterfront showing current mid-year statistics versus 2024. The take-away is that time on market is increasing a little bit, but the number of homes sold for $2 million and more is increasing.

After the tariff-induced stock market shock in April, stocks have not only rebounded, they are at or approaching new historic highs. Buyers who took a brief pause are now back in the game. Total active listings in the past 3 weeks have decreased by 10%. With close to 100 waterfront homes under contract across our region, the waterfront real estate market exhibits underlying strength and stability.
The story of the first half of the year is one of endurance and resiliency, and a market far more in equilibrium than at any point since June, 2020. For both sellers and buyers, both in Anne Arundel waterfront and the Eastern Shore, the message is clear: this market is steady and rather strong. Capital is flowing into our waterfront communities, and this positions our clients well for the rest of 2025 and into next year. Please contact us if we can help with your real estate needs.
