Never too Early to Prepare

Dear Friends,

As humid summer days seem never-ending, it’s easy to set non-urgent tasks aside — especially home-related — when there are so many activities to do outside… but allocating even a couple of hours a week to catch up can be very satisfying.

Of course, in our world this means, “What are you doing to improve and add value to one of your largest investments — home!” I recently did a home inspection with clients, and it was clear that in the few years of ownership, the current owners did not keep up with maintenance and likely never dealt with issues brought up in their own home inspection.

Clients who listed their home last year told us as we did the first walk-through: “I was going to fix that when we moved in,” and that was 20 years ago! In a market that has become increasingly finicky, you want to present as prepared as possible. Only then can you realize your goals and maximize your return. It also allows you to meet the market where it is — not where you think it should be.

This is your impetus to walk through your home like a buyer would, critique it, and make a to-do list. If you want to make sure you catch everything or are thinking about this investment in exactly the right way, Reid and I are ready to meet with you to assess the situation and refine your list. Even if you’re not planning to sell, we love suggesting where maximum value can be added and what you should not neglect.

This is a long game, and one we are not only personally familiar with but also enjoy. Before you know it, the dog days of summer will wane, and we will be back to school, into holiday season, and a busy life: use these long sunny days to your advantage and enlist help, if needed, to start tackling projects. As they say, many hands make light work. The current real estate market rewards preparedness. No time like the present to embark
on those steps!

Happy Summer,

Maryland Moves to Boost Housing Supply

Maryland’s 2026 legislative session brought several updates that could shape real estate and development across the state. Two of the biggest changes are the Maryland Housing Certainty Act and the Maryland Transit and Housing Opportunity Act, both aimed at making housing production more predictable and encouraging development near transit.

The Housing Certainty Act helps protect approved housing projects from later changes in local rules, while also delaying certain impact fees until construction is complete. The Transit and Housing Opportunity Act supports more housing near qualifying rail stations and limits some parking requirements for residential and mixed-use projects close to transit.

For buyers, sellers, and homeowners, the takeaway is simple: Maryland is actively looking for ways to address housing supply. More housing will take time, but these changes signal a continued focus on improving access, affordability, and long-term market balance.

Thinking of a change? Reach out today – we’d be happy to talk it through.
