September on the Chesapeake: Racing, Real Estate & What Comes Next

Dear Friends,

Fall doesn’t just bring changing leaves and football game kickoffs — it signals one of the most strategic moving windows of the year.

While casual observers wind down for the holidays, savvy buyers and sellers are already mapping their 2027 moves. The real estate market doesn’t pause; it evolves. This is especially true for the Annapolis waterfront. While headlines talk about a broader market normalization, the luxury tier and premium waterfront remain insulated, resilient, and highly competitive. Because high-caliber shoreline properties rarely follow standard seasonal cycles, winning in this space requires a connected local advisor who sees around corners.

Whether it’s timing a listing to capture fall boating traffic, targeting high-ROl cosmetic updates, or auditing complex property nuances — like water depth, dock rights, and critical area constraints — the preparation starts now. If a move is on your horizon for this fall or next year, our advice is simple: start the conversation early. Moving early eliminates the rush, lets you study specific enclaves in person, and positions you to act decisively when the right off-market opportunity opens.

Closer to home, we are immensely proud to return as the Admiral Sponsor for the Hospice Cup. This cause is deeply personal to our family, and seeing the Annapolis sailing community rally year after year to support local hospice care is something we cherish. Read more about our involvement and how you can join us below — and be sure to check out our calendar of favorite local fall events coming up over the next few weeks!

Here’s to a strategic and reinvigorating fall! Reach out to us to talk through what your next
chapter looks like.

With gratitude,
Reid & Meagan

GIVING BACK

More Than Just a Race

Chesapeake Legacy

Some races are about winning. This one is about something else entirely.

This weekend, on September 19, we will have the honor of sailing in the Hospice Cup — America’s largest charity yacht race, held right here on the Chesapeake Bay. For our family, this cause is personal. Hospice care touched our lives when it mattered most, caring for both Charlie and Meagan’s grandfather with the kind of compassion and dignity that stays with you long after.

Sailing that day will be our way of saying thank you, and of helping ensure that other families in our community have access to that same care when they need it.

More than 1,000 sailors are expected to come together on the water. That kind of turnout says everything about Annapolis and the people who call it home.

If you’d like to support the cause, donations are welcome at hospicecup.org. And if another organization is closer to your heart, give to that one. Generosity, in any form, helps make this community what it is.
