Shifting Tides in the Waterfront Market
Dear Friends,
For those watching the waterfront, the average sales price for the past 3 months has increased 6% year over year in Anne Arundel County.
Here is how the numbers stack up for the May through July stretch:
- Anne Arundel County: Average original list prices adjusted down 44% to $1,004,600, while average sales prices landed at $959,620 (a 40% change from 2025’s $1,589,630).
- Queen Anne’s County: Average original list prices eased 9% to $1,193,630, and average sales prices matched that pace, moving down 9% to $1,158,750.
What does this mean for you? If you are selling, being overly aggressive on your initial price won’t pay off. However, if your home is well-prepared, serious buyers are still stepping up, and we are even seeing occasional bidding wars. If you are buying, your preparation will pay off big time. Working ahead with your lender means you can act fast and get significantly more for your money than during last year’s unstoppable price climbs.
In a changing market, having the right “real estate advisor” makes all the difference. We have spent 30 years learning this region — the neighborhoods, the tides, and the timing.
Whether you want to buy, sell, or just talk through what these numbers mean for your property, give us a shout. We are always here to help!!!
Warmly,
Reid & Meagan

Quick Take
Market Pulse
July contract signings pulled back as affordability challenges and elevated mortgage rates continued to weigh on the market. According to NAR’s Pending Home Sales Index, pending sales dropped 2.3% from June and were down 2.2% year over year, marking the lowest level since January.
But the story is not only about slowing activity. Buyers who remain active are finding more negotiating room, especially when a home has been sitting for several weeks or has already seen a price adjustment. That leverage may show up through closing-cost credits, rate buydowns, repair negotiations, or more flexible timelines.
For sellers, the takeaway is just as important: homes that are properly prepared, presented, and priced are still creating demand. In a market where buyers are more selective, strong positioning matters more than ever, and the best listings can still stand apart.
