Spring Market Outlook: Timing, Terms, and Leverage
Hello friends,
With the beginning of March, everyone is excited for warmer weather and the “unofficial” launch of the Spring market. We share the enthusiasm and want to lay out how we see the market unfolding.
The view from Annapolis is promising – inventory is starting to build, and homes that come to market polished and correctly priced tend to stand out immediately, sometimes generating multiple offers. Sellers who invest time in preparation are at a real advantage in the marketplace. At the same time, we are seeing that many more buyers – many of whom are quite discerning – are actively pursuing listings. They are encouraged by the environment of lower mortgage rates and increased inventory. This is a story of market equilibrium, but also a story of far more market opportunity than we have seen in a while. The waterfront market is clearly “in bloom”.
Some of our clients have asked about the impact of the Middle East war on the real estate market. Buyers may see their home purchase as a strong hedge against stock market fluctuations. We also advise our clients that the long game is by far the best strategy when buying and selling real estate.
Regardless of the macroeconomic picture, the waterfront market will reward well-prepared sellers and buyers who can act. If you want to get ahead of the season with a clear plan tailored to your home and timeline, let’s schedule a quick strategy conversation. We’ll walk through what’s worth doing, what to skip, and how to position your next move for the strongest possible outcome. In spring, this reawakening can be highly rewarding for well-prepared clients!
With gratitude,

Quick Take
Market Pulse
Mortgage Rates Lowest Since 2022
Long-term mortgage rates are edging down which should stimulate buyer activity in time for the spring market. Forecasts hover around the 6% mark, with some
recent offerings starting with “5.”
Renting vs. Buying: The Math Is Shifting
Renting may feel easier upfront, but in many markets the monthly numbers are starting to favor ownership. Recent ATTOM data shows owning a home can cost less than renting a 3-bedroom in nearly 58% of U.S. counties, though affordability still varies by region and local conditions. For renters, the biggest hurdle is often the down payment, but assistance programs may help bridge that gap.
