Spring on the Severn & Where the Market Sits
Dear Friends,
The Annapolis waters are busy as summer takes hold! An Annapolis favorite — the Blue Angels raced over the Severn River at speeds approaching 700 mph, their trails of smoke leaving twists and turns in the sky as they showcased their aviation skills. With a rehearsal last Tuesday and the official show on Wednesday, these remarkable Naval aircraft do what only Annapolis can: draw the entire community to the waterfront at once. People gathered on boats, on docks, in backyards, and at parks, spectating in awe of what can only be called the Super Bowl of Annapolis. What an extraordinary way to kick off summer.
And as we sit in our office overlooking Spa Creek, we feel the pulse of this city and the real estate market moving alongside it.
In the section below, we get into the numbers to ascertain the real story of this market. If you want to learn more about buying or selling, or simply how to spend a great weekend in the Annapolis area, we’d love to hear from you.
With gratitude,

WHAT THE MARKET DATA IS REALLY TELLING US
You’ve likely seen the headlines: mortgage rates have climbed to their highest levels in nine months, pushed upward by inflation and global uncertainty. We won’t sugarcoat it. But we will offer some context, because the data tells a more nuanced story.
The Annapolis waterfront/water access doesn’t follow national rate headlines, and they never really have. That’s because this market runs on something rates can’t touch: scarcity. There are only 533 miles of tidal shoreline in Anne Arundel County.
Raw land in Annapolis is so limited that under 20 parcels changed hands in the past year. You cannot build more Chesapeake Bay waterfront, and buyers who understand that don’t wait for a perfect rate environment to act. They wait for the right property.
What we are also seeing right now is a hyper-strategic late-spring dynamic: highly intentional buyer activity amidst stabilizing but competitive inventory conditions.
Macro-level uncertainty has introduced some hesitation at the margins, but it hasn’t dampened the core. Multiple-offer clusters are intensifying in key price bands, and deals are actively closing for those who leverage off-market positioning and precise pricing strategies to break through localized hesitation.
This is a market that rewards preparation and expertise.
The numbers bear that out. Inventory remains critically constrained, and the gap between buyer demand and available product is creating real urgency. 43% of agents signed new buyer agreements last week. 37.7% signed new listing agreements. June is setting up as one of the most active closing months in years.
Waterfront homes are selling at roughly 97% of list price on average, with minimal negotiation.
Luxury properties above $3M are outpacing prior years, and in Anne Arundel County, homes selling above $5M are no longer rare: over 10 such closings happened in 2025 alone. Nearly 30% of buyers are touring weekly and watching — not out of hesitation, but out of precision. In a market where deep-water pier access, south-facing exposure, or a protected slip can define a property’s entire value proposition, that selectivity is rational. It also means when a well-positioned home comes to market, a ready, qualified buyer pool is already watching.
