One of the market indicators we consider when assessing the health of the real estate market is the absorption rate – the number of active listings divided by the number of properties that have gone under contract gives an approximate amount of time for the active listings to be sold if nothing else comes on the market. Here’s an interesting breakdown for waterfront homes in the past 60-day timeframe, showing an absorption rate of about two months, a truly resilient market for listings.

For all waterfront, when we focus on the higher end of $2 million+, the absorption rate is over 3 months, not terribly surprising in general for the price point but also an opportunity for buyers and an important expectation setting for sellers.

Our conclusions are that increases in timing for listings to go under contract at the upper end is not impacting the general and deeply reassuring trend of a durable and resilient waterfront marketplace. Sellers, like always, need to exhibit patience and be realistic and those sellers will be rewarded. Buyers can take comfort in knowing there is “no need to wait”, this market is ripe with opportunities.
